Every Analytics figure comes from your deals, your contacts and your listings marked Sold.

## Closed deals

A closed deal is one on the closed stage of its side: the stage named Closed, or the last stage if you renamed it.

## Transaction volume

The sale price of each closed deal, or its value when it has no sale price, plus the list price of each Sold listing that no closed deal with a sale price or value is about. A Sold listing that such a deal is about isn't counted a second time.

## Gross commission

For each closed deal, in this order:

1. The commission saved on the deal: the one you recorded in **Close deal**, or, for a deal that closed without it, the estimate from its value and commission rate.
2. Otherwise, its sale price (or its value) at your **Default commission rate**.

Sold listings that no closed deal is about add their list price at your default rate.

## Deals closed

The number of closed deals on both sides. A listing marked Sold without a deal doesn't add to this count, though it does add to the two figures above.

## New leads

Every contact added since the 1st of the current month, whether you added them yourself, they came in from a form or property microsite, or you imported them.

## Conversion rate

Contacts with at least one closed deal, out of all your contacts, rounded to a whole percent.

For accurate commission figures, close each deal through **Close deal** with its real sale price and commission, and use **Add sale details** on any deal that closed without them. See [Close a deal](/pipeline-and-deals/close-a-deal).
