How listings and Selling deals stay in step

A listing's seller has its Selling deal, and the deal's stage and the listing's status follow each other.

When a listing has a seller, Relivo keeps one Selling deal for them, and changing either the deal’s stage or the listing’s status updates the other.

Stage and status

It works both ways: moving the deal to Under Contract makes the listing Pending, and setting the listing’s Status to Pending moves the deal to Under Contract. Setting a listing to Off market doesn’t move the deal.

The seller and their deal

• Picking a contact under Seller on a listing starts their Selling deal, at the stage that matches the listing’s status. If they already have an open Selling deal with no listing, that deal takes the listing instead.
• Adding a Selling deal for a listing with no seller makes the deal’s contact its seller.
• Changing the seller hands the open Selling deal, and its tasks, to the new seller.
• Clearing the seller keeps their Selling deal open, without a listing.
• A sold listing keeps its seller.

A listing has one open Selling deal at a time, and it belongs to the seller. Relivo won’t add a second one, or one for anyone else.

Selling and buying the same home

• Closing any deal marks its own home Sold, and only that home.
• When a buyer’s deal closes on a listing you also sell, your seller’s deal closes with it. Open the seller’s deal and click Add sale details to record that sale’s own commission.
• Marking a listing Sold closes the seller’s deal the same way, also without sale details.

Relisting

Setting a sold listing back to Active or Pending reopens the seller’s deal if it closed only because the listing was marked Sold. If the deal closed with its own sale price, it stays closed and a new Selling deal starts.

On the listing’s page

Under Seller, the listing shows the seller and their Selling deal with its stage. Buyers with a deal on the home are listed under Interested leads.

Deleting a listing keeps its deals. They are no longer linked to it.
